An imaginative high density, mixed tenure, mixed use urban redevelopment of a former brownfield site, which also creates an excellent new public amenity.
Angel Waterside was conceived as part of a wider masterplan to develop and open up a large section of the Islington City Road Basin. Parts of this had become derelict and the masterplan aimed to create public space beside the water.
The scheme comprises a distinctive new block of buildings running between Graham Street and the basin, near Angel and Old Street tube stations. The developers designed the blocks to be set along the street, but set back from the canal on the other side to create a new public landscaped waterfront park.
Angel Waterside supplies 85 apartments, ranging from studios to 4 beds to cater for a variety of buyer needs, with 25% for affordable rent. It includes a 24 hour concierge and commercial space on the ground floor to keep the street frontages active and safe. Almost all flats are provided with private outdoor space in the form of distinctive cantilevered balconies or roof and garden terraces.
Angel Waterside won a Building for Life Award in 2009.
