Fairfield Park

Site Context

Fairfield Park is a significant open space within a maturing suburban fabric, bounded by residential streets and a primary pedestrian corridor. The site’s topography is gently undulating with a natural drainage slope toward the southeast. Existing vegetation is a mix of established broadleaf trees and informal shrubland, which provides a baseline for ecological enhancement. The planning challenge lies in reconciling the competing demands for biodiverse "wild" zones and structured public amenity without compromising the site’s permeability or residential amenity.

Planning Objectives

The masterplan is driven by four core planning objectives:

  • Biodiversity Net Gain (BNG): Replacing low-value scrub with native woodland and wildflower meadows to meet ecological enhancement targets.
  • Active Travel and Permeability: Strengthening the park's role as a pedestrian link between neighborhoods, with clear sightlines and safe crossings.
  • Inclusive Amenity: Providing a legible sequence of usable spaces—play, sports, and formal sitting—that serve different demographics and activities.
  • Climate Resilience: Integrating Sustainable Drainage Systems (SuDS) to manage runoff while creating new ecological habitats.

Spatial Strategy

The park is divided into three primary zones:

  • The Formal Garden: The north end is a structured garden with gravel pathways, stone seating, and ornamental planting. This zone is oriented toward views of the adjacent housing and serves as the social anchor of the park.
  • The Active Zone: The central plateau hosts a multi-use games area (MUGA) and a nature-based play zone. These are separated by dense hedging to minimize noise transfer to nearby homes.
  • The Ecological Buffer: The southeastern slope is a rewilded meadow and woodland zone. It acts as a biodiversity corridor and a retention basin for stormwater, with only a perimeter gravel path for education and inspection.

Ecological and Water Management

Stormwater is managed through a series of interconnected rain gardens and a dry detention basin in the ecological buffer. These features are designed to handle a 1-in-30-year storm event while creating wetland habitats. Planting is exclusively native, with a focus on pollinators and birdlife. The ecological buffer also serves as a permanent woodland belt, increasing the site’s tree canopy cover and enhancing its role as a local carbon sink.

Wayfinding and Accessibility

Wayfinding is based on a legible path network that prioritizes pedestrian flows. The main axis runs the full length of the park, with spurs branching into each zone.

  • Materiality: Granite sets for the formal garden, permeable gravel for the active zone, and woodchip paths in the ecological buffer.
  • Lighting: Low-level bollards along the main axis for evening safety, with shielded fixtures to prevent light pollution into residences.
  • Accessibility: All paths are grade-separated where possible; the formal garden features a compacted gravel surface for wheelchair and pram access.

Phasing and Maintenance

The masterplan is deliverable in three phases:

  • Phase 1: Site clearance, SuDS infrastructure, and the main axis path.
  • Phase 2: Planting of the ecological buffer and formal garden.
  • Phase 3: Installation of the MUGA and nature-based play equipment. Maintenance is categorized by zone: the formal garden requires regular pruning and weeding; the active zone is equipment-led; the ecological buffer is managed for biodiversity with minimal intervention.
