Garrison Woods
Site Context
Garrison Woods is a proposed residential development located on the woodland edge of the village. The site is bordered by mature deciduous woodland to the north and west, which forms the defining character of the location. The southern boundary is an existing agricultural field, and the eastern edge is defined by a rural lane. The development must respect the woodland’s ecological value, particularly the bird and mammal habitats that rely on the dense canopy and understory.
Design Principles
The overarching design principle is one of integration, not imposition. The housing should emerge from the landscape, not sit on top of it. Key principles include:
- Preservation of mature trees
- Respect for existing topography
- High-quality materials that harmonize with the woodland palette
- Pedestrian-first layout with fewer through-roads
- Defined public realm with green links into the woodland
Housing Mix
The scheme will deliver a diverse mix of housing types to appeal to a wide range of demographics and lifestyles. This includes:
- Detached family homes with generous plot sizes
- Semi-detached dwellings suitable for smaller families or downsizers
- A small cluster of apartments with woodland views
- A dedicated percentage of affordable housing for local residents
Infrastructure
The infrastructure plan balances vehicle access with pedestrian safety. A limited cul-de-sac road system reduces traffic volume and noise. Public realm elements include:
- A children’s play area with woodland seating
- A network of permeable footpaths connecting the homes to the woodland
- Underground utilities with a buried electrical substation
Sustainability
Sustainability is a core consideration, with the following measures:
- EV charging points at each home
- Green roofs on the apartments
- A sustainable drainage system (SuDS) using swales and detention basins
- Tree planting across the site to enhance biodiversity
Phasing
The development will be built in manageable stages to minimize disruption to the village and the woodland. Phase 1 will establish the main infrastructure and the first cluster of homes. Phase 2 will complete the remaining houses and the public realm.
