Grassroots is a landmark community centre in Newham, East London, that demonstrates how innovative design and high environmental standards can anchor neighborhood services and foster civic pride. Designed by Eger Architects and part of a strategic regeneration programme, the building integrates health, childcare, food enterprise, and civic functions under one sustainable roof.

Multi-Purpose Program and Community Services

The building is a highly coordinated mixed-use facility that bundles services typically scattered across multiple locations. It houses:

Health Services: A GP practice and nurse-led personal medical service, complemented by the Children's Community Nursing Team providing outreach support to families with children facing health challenges.
Childcare Infrastructure: A crèche for 20 children and a nursery for 40, addressing critical gaps in accessible, affordable early years provision.
Community Gathering: A multi-purpose hall available for hire, enabling local organizations, classes, and cultural programming.
Food and Wellness: A healthy eating café managed by the local Community Food Enterprise, complemented by a mobile fresh-food store that serves a neighborhood historically underserved by sources of fresh produce.
Safety and Civic Services: The Anti-Social Behaviour Team from the London Borough of Newham is based on site, integrating policing and community safety into the neighborhood resource.

This co-location reduces fragmentation, improves service access, and creates a visible community anchor.

Sustainable Design and Environmental Performance

The building was developed on the principle that well-designed, energy-efficient architecture directly improves both occupant experience and neighborhood character. Eger Architects' design prioritizes environmental performance, thermal comfort, and operational sustainability—supporting the delivery of services without imposing high energy or maintenance costs on the host community.

Strategic Context and Partnership

Grassroots is part of Newham's second community resource centre (the first being The Hub, which opened in March 2005) and sits within a wider Government New Deal for Communities (NDC) programme aimed at tackling multiple deprivation in disadvantaged neighborhoods.

The development was shaped by genuine partnership and community co-design. During planning, the design team consulted with ten neighboring local authorities, local Sure Start, the Primary Care Trust, police, and community housing associations. This extended consultation embedded the project in local understanding and ensured that the final building reflected genuine community priorities.

Food Security and Health Equity

A distinctive feature of Grassroots is its role in addressing food security and health equity. The Community Food Enterprise operates both the café and a mobile shop, bringing fresh fruit and vegetables to a community that historically lacked retail access to quality produce. This work is amplified by the Health Improvement Team (HIT), an outreach service addressing health issues across all ages and promoting healthy lifestyles through education and accessible programming.

When Grassroots opened, the neighborhood's first supermarket had been operational for only months, underscoring the historical underinvestment in retail food infrastructure. By integrating food service directly into the community centre, alongside nursing and health services, the building helps shift the neighborhood's health determinants.
