Overview and Context

Gwl Terrein is a proposed mixed-use urban development on a vacant lot, designed to create a high-density, walkable neighborhood that balances residential and commercial needs. The site sits in a transitional zone between a established retail corridor and a residential area, making it an ideal location for a project that can serve both populations. The master plan aims to replace the currently unused land with a vibrant, pedestrian-oriented district that includes housing, retail, public plazas, and green spaces.

Site Analysis and Zoning

The site is roughly rectangular and faces a major arterial road on its east side. The zoning allows for a mix of uses, with a maximum floor area ratio (FAR) and height limits that support a mid-rise development. The planning approach divides the site into three zones:

  • Street-facing retail zone: Along the east side, this zone is dominated by commercial spaces and a public plaza that connects the site to the arterial road.
  • Mixed-use transition zone: This zone sits behind the retail zone and includes ground-floor retail with residential units above, creating a gradual transition in scale and use.
  • Interior residential zone: The northern and western edges are primarily residential, with a more private character and a focus on green space and community amenities.

Master Plan Objectives

The master plan is guided by several key objectives:

  • Create a walkable pedestrian-first grid that encourages walking and cycling and reduces car dependence.
  • Provide a diverse mix of housing types, including affordable units and family-sized apartments.
  • Integrate public plazas and green buffers that serve as community gathering spaces and ecological corridors.
  • Implement a multimodal transit hub with bike parking and a bus stop on the eastern side of the site.
  • Ensure a high-quality public realm with shade canopies, seating, and pedestrian-friendly streetscapes.

Development Phases

The project is organized into three phases to manage construction and investment over time:

  • Phase 1: Site preparation, infrastructure installation, and the construction of the retail anchor and the public plaza.
  • Phase 2: Construction of the mixed-use transition zone and the first half of the interior residential zone.
  • Phase 3: Completion of the remaining residential buildings and the final landscaping and public realm improvements.

Infrastructure and Ecology

Stormwater management is a core planning element, with bioswales and rain gardens integrated throughout the site to handle runoff from permeable and impermeable surfaces. The project also includes a network of shaded pedestrian walkways and a multimodal transit hub on the eastern side. Planting plans prioritize native species to enhance local biodiversity and provide a cooling canopy over the public realm.
