Maurer Court is a pedestrian-first residential courtyard that balances density with human-scale permeability. The site is organized around a central shared surface that eliminates vehicular dominance and creates a coherent pedestrian environment. The perimeter is deliberately porous — visual and physical connections between the interior courtyard and the streetscape reduce the feeling of enclosure and integrate the development into the existing urban fabric.

Architectural Concept and Massing

The architecture responds to the site’s geometry with a varied building envelope that avoids a monolithic appearance. The block is broken into distinct volumes with differing heights and rooflines to create a readable skyline. Materiality is grounded in a palette of a high-quality common brick, complemented by metal detailing and glazing that reflects the surrounding context while establishing a clear contemporary identity. The facade rhythm is determined by the internal program, with larger windows for family units and narrower apertures for studio flats.

Housing Mix and Program

The development delivers a diverse mix of housing types to serve a wide demographic of residents:

  • Studio flats for key workers and students
  • One-bedroom units suitable for young professionals or couples
  • Two-bedroom apartments designed for families
  • Shared amenities including cycle storage, EV charging points, and a central seating area
