Neptune Health Park

Neptune Health Park is a proposed mixed-use wellness district situated on a former industrial waterfront. The master plan reimagines this site as a human-scale health park that integrates outpatient clinical care, rehabilitative landscapes, and active mobility corridors into a coherent urban fabric. The design moves away from isolated medical facilities toward a holistic wellness district where physical therapy, community fitness, and restorative nature exist in the same pedestrian realm.

Design Principles

The master plan is guided by four core principles:

  • Biophilic Healing: Every building and public space is oriented toward the waterfront and the central therapeutic garden. Vegetation is not decorative; it is a functional component of the healing environment, with a high diversity of native plantings and a continuous canopy.
  • Active Connectivity: The site is organized around a network of bicycle boulevards and pedestrian paths rather than a car-dominant grid. Walking is the primary mode of circulation, with car parking consolidated at the periphery.
  • Programmatic Synergy: Placing the community fitness hub adjacent to the outpatient clinics allows patients to transition from treatment to movement in a single seamless journey. The retail plaza provides a healthy food anchor that serves both residents and park visitors.
  • Data-Informed Zoning: Building heights and setbacks are determined by viewshed analysis and pedestrian comfort levels, ensuring that the larger clinical blocks do not overshadow the more intimate garden pathways.

Programmatic Components

The park is divided into three distinct but interconnected zones:

Clinical and Rehabilitative Zone

This area houses the outpatient clinics and a dedicated rehabilitation pavilion. The rehabilitation pavilion features a series of indoor and outdoor treatment bays that open directly onto the therapeutic gardens, allowing patients to exercise in a controlled yet natural setting. The architecture here uses light-colored masonry and extensive glazing to blur the boundary between the interior exam rooms and the landscape.

The Therapeutic Garden

The heart of the master plan is a 1.5-acre therapeutic garden. It includes a labyrinth of gravel pathways, a sensory garden with textured and scented plantings, and a series of shaded seating areas for quiet reflection. A water feature at the northern end provides a calming acoustic backdrop, masking distant traffic and creating a sanctuary-like atmosphere.

Community Fitness and Retail

The southern edge of the site hosts a neighborhood fitness hub and a healthy retail plaza. The fitness hub offers supervised group classes, a climbing wall, and a yoga deck. The retail plaza provides space for a cafe, a juice bar, and a small market, anchoring the site as a destination for healthy living beyond clinical hours.

Urban Connectivity

Neptune Health Park is not an enclave; it is woven into the city. A primary greenway links the park directly to the municipal bike network, making it accessible to residents from several neighborhoods without a car. Within the park, a pedestrian-first circulation model prioritizes slow speeds and safe crossings, with a dedicated bicycle boulevard that bisects the site and connects the fitness hub to the residential fringe.

The waterfront promenade extends the park’s program outward, offering a continuous public walkway that encourages walking and cycling along the shoreline. By prioritizing the human scale and restorative views, Neptune Health Park transforms a neglected industrial site into a productive ecosystem of health and community.
