Newhaven Downs House
Project Overview
Newhaven Downs House is a residential infill project situated on a constrained lot with views toward the coastline. The design responds to the existing fabric while introducing a contemporary idiom characterized by clean lines, honest materiality, and a clear separation of public and private zones. The brief called for a high-quality three-bedroom home that maximizes natural light, optimizes the limited site footprint, and achieves a sensitive relationship with the surrounding neighborhood.
Site Analysis
The site is defined by its orientation and topography. The primary façade faces west, receiving strong afternoon sun that the design manages through deep reveals and integrated overhangs. The elevation rises toward the rear of the lot, allowing the living areas to overlook the downs rather than the adjacent fences. Vegetation on the northern boundary provides a windbreak and dappled light, while the southern boundary is open to the view. The layout positions the service core on the narrowest part of the site to preserve a generous open plan in the wider southern section.
Design Concept
The concept centers on a "house within a frame"—a recessed glazed façade that pulls the interior landscape outward. By pushing the primary living spaces toward the southern edge, the design creates a seamless transition between the kitchen-dining area and the garden. The massing is a simple rectilinear volume, a classic form that allows the quality of the details to do the heavy lifting. The dual-aspect living area is the heart of the home, with operable glazing that enables cross-ventilation and visual permeability throughout the day.
Interior Program and Zoning
The interior is organized into three distinct zones:
- Public Zone: An open-plan kitchen, dining, and lounge area on the ground floor, anchored by a central island and a large dining table.
- Private Zone: Two bedrooms and a shared bathroom located in the quieter northern wing, buffered from the living areas by a circulation spine.
- Service Zone: A compact entryway with a cloakroom, a laundry, and a three-car garage tucked into the garage bay at the front of the site.
The master suite occupies the rear of the ground floor, featuring an en-suite and direct garden access, positioned to enjoy the best views and the most seclusion.
Circulation and Accessibility
Entry is through a wide, welcoming porch that opens into the foyer. The layout avoids wasted hallway space by placing bedrooms along a short corridor off the main circulation spine. The master bedroom is on the ground floor to ensure universal accessibility, while the remaining bedrooms are arranged for easy supervision from the living area. The garage provides direct vehicle access to the house, with a pedestrian gate that connects the driveway to the front entrance.
Materiality and Sustainability
The palette is restrained and durable:
- Brick: A textured, multi-tonal brick for the primary façade that ties into the local vernacular while remaining contemporary.
- Timber: Charred timber cladding on the recessed porch and overhangs for a warm, tactile contrast to the masonry.
- Glazing: High-performance double glazing with slim profiles to maximize views and thermal performance.
- Insulation: A high-thermal-mass envelope with R-rated insulation in the roof and slab, supported by a cross-flow ventilation strategy.
Planning and Policy Compliance
The project complies with local infill guidelines by respecting the prevailing building line and height limits. The facade treatment is designed to be a good neighbor, with minimal side-setbacks and a palette that harmonizes with the streetscape. The use of a recessed façade also mitigates the visual impact of the larger glazing areas, ensuring the house is a tasteful addition to Newhaven Downs.
