The site occupies a strategic position along the river, a location that defines its identity and dictates the development’s orientation. To the north, the urban fabric is established; to the south, the river provides a generous ecological and recreational edge. The masterplan leverages this duality by creating a graduated urban transect—from a defined street edge in the north to a softer, more expansive riverfront in the south.
Key connectivity goals include:
- Strengthening the pedestrian and cycle routes along the river.
- Improving permeability through the site with a fine-grained internal street network.
- Creating a distinct public gateway from the city side that draws people into the district.
Development Principles
The Stonebridge masterplan is guided by four core principles:
- Density and Grain: The plan achieves high density through a mix of building heights and typologies. The urban grain is kept fine, with frequent building entrances and narrower plot widths to avoid a monolithic feel and encourage a lively street scene.
- Public Realm and Active Frontages: Ground floor uses are prioritised for retail, cafés, and workshops, with active frontages and transparent glazing. The public realm is a primary component of the plan, not an afterthought, with a network of squares and a central promenade that serves both residents and visitors.
- Heritage and Context: The development responds to the adjacent heritage buildings through material palette, fenestration patterns, and scale. New buildings are designed to complement, not compete with, the existing grain.
- Water and Ecology: The riverfront is treated as a shared resource. The promenade is designed for multi-use, and ecological improvements along the bank help restore the riparian edge.
Architectural Language
The architectural language for Stonebridge is defined by materiality, scale, and the articulation of the facade. The palette is rooted in the local vernacular—brick, stone, and metal—used in a contemporary manner.
- Materials: A mix of textured brickwork, natural stone plinths, and slender metal detailing creates a cohesive yet varied aesthetic. The materiality is selected for durability and its ability to age gracefully.
- Scale: Building heights are graduated, with shorter blocks on the riverfront and taller towers further inland. This creates a varied skyline and avoids an overpowering presence on the water.
- Facade Treatment: Facades are articulated with deep recesses, projecting balconies, and frequent openings. This adds depth and shadow, and also helps to break up the scale of the larger buildings.
- Fenestration: Window patterns are designed to be expressive and legible, with larger glazing areas on the ground floor to activate the street and more private apartments on the upper floors.
Infrastructure and Sustainability
Stonebridge is designed for a high-quality, low-carbon future. The plan incorporates a range of sustainable design measures:
- Active Travel: The site is primarily car-free at ground level, with parking tucked away in underground garages. A comprehensive network of pedestrian and cycle routes connects the district to the wider city.
- Energy: All buildings will be designed for high energy performance, with district heating and a commitment to net-zero carbon operations.
- Water and Waste: Rainwater harvesting and greywater recycling will be used in the public realm and for irrigation, and a separate waste and recycling system will be provided for all residential and commercial units.
- Biodiversity: The riverfront planting and the internal squares will be designed for maximum biodiversity, with a mix of native species and blue-green infrastructure.
