Timber Wharf represents a strategic intervention on a neglected wharf edge, transforming a derelict industrial footprint into a high-performance, mixed-use district that reconciles ecological regeneration with urban density. The project rejects the carbon-intensive precedents of heavy concrete and steel in favor of a timber-hybrid architecture that treats building stock as a sequestered carbon resource rather than a waste product.

Site Context and Regeneration Strategy

The wharf is a brownfield site characterized by hardstanding, contaminated soil, and a fractured relationship with the water’s edge. The planning response is a two-stage rehabilitation: remeadiation through phytoremediation and soil replacement, followed by a porous urban fabric. Rather than a monolithic block, the plan distributes mass across three distinct volumes that mimic the grain of the existing wharf machinery — long, slender forms that preserve views and light penetration to the promenade.

Architectural Concept: The Timber Palimpsest

The primary materiality is CLT (Cross-Laminated Timber) and glulam, selected for its structural efficiency and the possibility of deconstruction and reuse. The façade is a breathable timber envelope with recessed balcony modules, creating a deep textural grain that catches the low light of the waterfront. The ground plane is a continuous timber deck that extends from the public promenade into the building lobbies, blurring the boundary between the wharf’s public realm and the private interiors.

Urban Integration and Public Realm

The wharf edge is reclaimed as a public promenade, not merely a circulation route but a destination. The design features:

  • Pedestrian Porosity: Gated public access points at the northern and southern ends, with the central volume recessed to create a sheltered civic square.
  • Edge Permeability: A continuous boardwalk with integrated seating, lighting, and rain garden pockets that manage runoff before it reaches the basin.
  • The Civic Void: A central courtyard between the two residential blocks that provides a safe, supervised play area and an outdoor extension for the ground-floor retail.
  • Wharf Infrastructure: Retained industrial remnants are stabilized as sculptural markers, grounding the new architecture in the site’s history.

Mixed-Use Programming

The programme is tiered vertically to maximize the value of the wharf frontage:

  • Level 0: A permeable retail and maker-space plinth with flexible bays that can accommodate a café, small workshops, and a maritime heritage centre.
  • Levels 1–3: Co-working studios and creative suites designed with a high ceiling height and open spans, servicing the local knowledge economy.
  • Levels 4–7: 128 units of diverse housing, from studio apartments for young professionals to three-bedroom family units, all with direct balcony access to the wharf views.

Sustainability and Circularity

The project adheres to a circular construction model. The CLT structure is designed with reversible connections, allowing future disassembly. The building envelope achieves a U-value of 0.15 W/m²K through high-performance timber glazing and a timber-fibre insulation layer. Rainwater is harvested from the roof and circulated through a greywater system for toilet flushing and irrigation.

Planning and Policy Alignment

The development answers the local plan’s mandate for high-quality wharf regeneration by delivering:

  • Net-Zero Carbon: A 40% reduction in embodied carbon compared to a standard RC frame.
