The Concept: Adaptive Reuse as Cultural Catalyst

The Wysing Arts Centre is conceived as a cultural catalyst on the waterfront — a programmatic intervention that breathes new life into an industrial shell. The project adopts an adaptive reuse strategy, preserving the existing brick warehouse while inserting a new, light-touch interior program. This approach honors the building’s history as a place of production while repurposing it as a place of creative expression.

The architectural gesture is one of contrast and dialogue: the weathered, robust exterior of the warehouse meets a warm, contemporary interior of timber and steel. The plan is organized around a clear dichotomy between the public edge and the artist core, with the ground floor opened to the promenade as a permeable zone for the community and the upper floors reserved for concentrated creative work.

Programmatic Zones: The Public Edge and the Artist Core

The building is divided into two distinct zones:

• The Public Edge: The ground floor is the civic face of the centre — a cafe and bar that extends the promenade indoors, complemented by flexible exhibition galleries that can rotate with changing programs.
• The Artist Core: The upper floors house a theatre and studio, as well as artist residencies with private suites and shared working spaces.

This separation of program allows the centre to function simultaneously as a public venue and a private workshop — a gallery and a studio, a cafe and a theatre — with the two zones linked by a central circulation spine that runs the height of the building.

Materiality and the Light Strategy

The materiality of the interior is chosen to respond to the warehouse shell: timber wall paneling and steel framing create a warm, tactile environment that contrasts with the industrial brick and large fenestration. The light strategy is fundamentally linked to the building’s orientation: the northern light of the warehouse is maximized in the artist studios through large windows and a skylight system that washes the work spaces in soft, diffuse light.

The Waterfront Context

The centre is a landmark on the promenade — a visible anchor that respects the scale of the neighboring warehouses. The building is conceived as a dialogue with the water: the public edge faces the promenade, while the upper levels provide views across the harbor, embedding the centre in the maritime and industrial fabric of the site.
