Situated between Chelsea and Fulham, the project is deeply rooted in the local grain, with a design approach that respects the existing historic barracks while introducing a modern, high-quality built environment. The masterplan is structured around a central boulevard, which acts as a public spine, weaving through the site and creating a coherent, walkable neighborhood that feels like an extension of the surrounding city.

Planning Approach and Typologies

The planning strategy for Chelsea Barracks 2 is defined by a transition from traditional perimeter blocks to a more porous, internal block arrangement. This shift allows for a permeable boulevard and a varied mix of typologies. The residential blocks are designed with a human scale and generous public realm, while the office blocks are concentrated in the northern part of the site to minimize impact on the quieter residential areas. A retail plinth runs along the boulevard, providing a consistent commercial edge and creating a lively ground floor for pedestrians. The masterplan balances these different programs by grouping them into distinct zones, each with its own architectural character, while maintaining a unified urban form that ties the whole site together.

Architectural Language and Urban Form

Architecturally, Chelsea Barracks 2 adopts a palette of red brick, metal, and stone, which both references the historic military architecture and establishes a contemporary identity. The brickwork is expressed in a variety of bonds and textures, while metal detailing and glazed facades add a modern touch.
