The Ibc Mpc project is conceived as a sensitive mixed-use infill development within a historic precinct characterized by fine-grained masonry, human-scale streetscapes, and a layered architectural history. The primary planning objective is to introduce a new civic and commercial anchor that enhances the district’s vitality without undermining its established character. This is achieved through a three-pronged strategy: rigorous heritage preservation, the creation of a permeable public realm, and the adaptive reuse of the existing corner building.
Heritage Fabric and Massing
New massing at Ibc Mpc follows a stepped-back form that respects the prevailing cornice heights and viewsheds. Rather than competing with the historic fabric, the new envelope utilizes a restrained palette — muted stone and high-performance glazing — that acknowledges the materiality of the surrounding precinct. The facade is articulated with vertical rhythms and deep recesses, mirroring the rhythmic fenestration of the neighboring eighteenth-century blocks. By maintaining a consistent datum line and avoiding oversized glazing on the primary street frontage, the development ensures a respectful dialogue between the old and the new.
Urban Permeability and the Public Realm
A critical planning intervention at Ibc Mpc is the reclamation of the pedestrian experience. The site plan dissolves the traditional street wall at the northwest corner, introducing a public plaza that links a primary thoroughfare to a secondary pedestrian lane. The plaza is designed as a multi-use civic space with integrated seating and permeable paving, extending the public realm into the site. Paving patterns subtly delineate pedestrian paths and gather areas, while the removal of vehicular parking from the street edge increases safety and prioritizes the pedestrian at the district's busiest node.
The Anchor Building: Adaptive Reuse
The project centers on the adaptive reuse of the existing corner building, which serves as the development's architectural anchor. The planning approach retains the original masonry skin and timber lintels while inserting a modern interior program of retail on the ground floor and studio spaces above. This "building within a building" technique preserves the historic fabric while delivering contemporary functionality. The ground floor is largely glazed to activate the streetscape, creating a visual and physical link between the public plaza and the interior commerce, thus anchoring the new development in the district’s tangible history.
Sustainability and Civic Connectivity
Beyond its historic treatment, Ibc Mpc is planned for long-term resilience. The public plaza utilizes bioswale drainage to manage stormwater, and the new building incorporates a high-thermal-mass envelope and a green roof.
